Unable to contact landlord

We have been renting since May 30, 2010 after signing a years lease thinking we would be building a house.  The landlord has been very responsive when we had a problem up until Sept 9th when we left a message asking to talk to him.  He didn’t call back and I finally reached him on Saturday evening.  We discussed our needing to break the lease because we had found a house to purchase, and he said we could advertise the condo for rent and mentioned getting back to us on Monday with a decision on his part as to what action he was going to take.  We are not disputing that we are obligated to pay the 7 months of rent if we can’t find someone else to lease the condo.  That is clearly stated in the contract, but it also mentions us being responsible for only lost revenue until the property is leased again.  This would obviously save us a lot of money so we are pursuing a new tenant for hiim.  He hasn’t contacted us with any information and I still can’t reach him.  The problem is we need to discuss details of how he wants us to handle someone who is interested in leasing the condo.  Isn’t he responsible for some due dilegence in this matter?  Today I left a message telling him we noticed the washer is starting to leak, but he is yet to call about that either.  Is it okay for him to ignore our calls potentially jeapardizing our efforts in finding a new tenant?   Isn’t that somewhat malicios behavior?  If so, would that eventually constitute a breach of contract on his part?  We appreciate any input on this matter.  Thanks.
