What does the tenant do when the landlord refuses to accept written notices?

Have you tried sending your landlord notices via Certified Mail? If you are stating that the landlord is refusing to sign for certified notices, I would suggest sending two copies of the notice; one certified and one by regular USPS mail. That should provide proof that the landlord has received your notice, even if he is refusing to sign for your written notices.

Wait I just thought of a better one. How about you send him notices verbally! Just start screaming them at him. Don’t forget to record it so you can prove he got your message loud and clear. Dumb Landlord!
