kids upstairs running all day and night

I cannot get any sleep or piece. I believe the lady upstairs is running a day care. There are kids of all ages running in and out and playing basketball just right outside my window all day and into the evenings up to 11 pm. I live in a basement apartment directly below. It starts at 6am and the parents are just as loud as the children yelling all day. This is rediuculous. The apartment was not cleaned when I moved in with baseboards missing and carpet ripped in various places. There is no outlet in the bathroom and only half of them work. I had to fix the sink drain myself because it was leaking and sink had a clog in it as well. I would like to void the lease without being charged outragious lawyer costs to do so. I need out of there!!!
