Washer and Dryer not at Rental as advertised

Hi,

 My wife and I rented a duplex that was advertised as having a tenant-maintained washer and dryer. We saw one in there when viewing the property, and made sure it came with it.

When we moved in, no washer and dryer. The agent said the previous tenant had not notified them when the previous washer and dryer had broken and then bought his own. We got stuck with having to buy a new washer and dryer and the agent said they would give us $150 towards it. Then they took like a month to get us the check, which apparently "sat behind the counter" for a month.

Isn’t this false advertising? Can I sue over this?

I suggest it would be best if you consult a lawyer regarding this. But if you come to think of it they already gave you $150 right? So, what is the point of suing your agent for?
