AC Repairs

              I have been in my apartment now for over 2 years. I signed a one year lease and just go month to month. It has a central air unit that works just for my appartment. I have not had any problems until last month the air wasnt getting cold. I could hear the fan working but wouldnt get below 75 degrees. I live on the 3rd floor and some nights it gets above 80 degrees and I suffer from asthma. I notified the owner, he had the repair company come out.. they diagnosed as a slow leak. They filled it up  with freon and seems to last only a few days. The building owner said he will need to replace my unit which will cost an estimate of $3500.. He said if he has to relplace it then he will have to raise my rent by $100 per month in order to pay for the new unit. I dont know what my rights are in regards to the contract with the origninal signing where I was CLEARLY under the impression I would have central air… .. Could someone please reply. Tks G. Posik
