Credit Report Problem

 I resided in an apartment commuity for 16-years from July 1993 to May of 2009 in the same unit.  The property was sold in July of 2007 and a new manager and team started.  In approximately 15-months the owners of the property hired a new management team. Due to a medical problem I was no longer able to climb the stairs.  While I was in the hospital recovering, my children moved me out and put my belongings in storage.  I lived with my daughter for the next two months.  My daughter found me a wondreful place to live and I moved in.  After living there for 10-months the landlord advised me that he had sold the unit.  I made application to a Property Management Company.  They called to advise me that a collection in the amount of $369 plus interest appeared on my credit report from the apartment community I had lived in. I never received any notice and during the time I resided in the townhouse no repairs were made.  My unit had the original carpet, drapes, and had not been painted.  As individuals moved out their townhouse was gutted and totally updated.  There was no damage in my unit and my family cleaned the unit.  I need to know what I can do regarding getting information on why I was sent to collections, and if I can file a case in small claims court
