Depreciation on carpets and walls

After 2 1/2 years I recently moved out of a 3 bedroom 2 bathroom condo, and I am faced with a bill for $1350.00 to clean the carpets, buff them and dye them . Also to paint the walls. (No major damage, just normal wear and tear) We throughly cleaned the carpets before we left, and a there was wear patterns where the heaiver traffic was, but even a professional cleaner couldnt get the worn areas clean a year ago. Isnt there a depreciation on the carpets and walls that should be incorporated in the cost of the rent?  Or what arguement do I have against the landlord?

It would be fair to approach the problem by using a depreciated cost approach to the replacement of carpet. However, this wouldn’t normally apply to the items you mentioned, specifically: Cleaning Carpets, Buffing, and Dye.
Depreciation would apply to the cost if carpet should your landlord choose to replace the carpet. So based on your question, I don’t know of any depreciation schedule that would apply to bringing the carpet back to original condition. Most landlords will not go to such limits to charge you for those types of cost, especially since they are considered normal wear and tear. You may have a valid complaint concerning renter rights and such charges.
