Landlord has me over a barrel

In Dec, 2011, a new landlord took over the management of the duplex my first floor apartment is in.  My rent was raised $30, my water charges went from $10 to half of the total water bill a month (I live alone and there were 5 people living upstairs) about $56.  They also required me to take care of the lawn being mowed and pest control.  If I didn’t agree to the new lease, my rent would go up $130, on a month to month lease (instead of the yearly lease I have)  I am disabled and can’t afford to move, so I agreed to the new lease.  Were the landlords tactics legal?
