Late fee AND rent?

Can my landlord charge me a lease breaking fee of 1 month’s rent, then continue to charge me rent until they rent the place out?  I just checked my lease, and that honestly doesn’t seem legal.  If we moved out 2 months early, we would, in effect, pay charges for 3 months.  Somehow I feel like if we have to pay a lease breaking fee, making us continue to pay rent until it’s rented out isn’t right.  Any help would be appreciated!

In my apartment are a few blinds and a door broken.
I called the landlord a few month ago and I got a answere that somebody will take care of it.
Nothing happen. I kept reminding them quite a few times.
Now the next rent for February was due. So I got a moneyorder, but this time I wrote a reminder on it, so that they can not miss my message. This time I got a answere, in form of
I was really 1 day late. The landlord is more or less respomsible for this situation. If they don’t care over such a long time, than why sjhould I care?.
I have to remind them for months to do, their part of the rent-contract and still all the problems are not solved. Comparede to me waiting and reminding over such a long time, to me paying only 1 day late?! It makes a Late Fee redicules. I talked to the landlord without any result yet. They say if they cancle this fee now. Thay would have to cancle other Fee´s as well. Can I cut the rent? Or do I have to pay the Fee if they don’t do their job?
