leaking ceiling, no heat at night

Hi please advise if possible, we have 6months left of our 1 yr lease and want out !!!! we have had ongoing issues with heat not working e.g. at night time we are unable to get our heat to work ( we live in an apartment joined to lanlords home ) e.g. it will be down to 50 and we will be freezing and we try to turn out thermostat to 65 and it will NOT click on, we have to constantly ask landlord why heat is not working, then like magic it will run, at least once sometimes 3 times a week have no cold running water as his outside pipe freezes this always happens with no warning and is very distressing if no showers can be taken ( we work each day ), 2 weeks ago we had not hot or cold water and no heat he did not even bother to tell us, but the final straw is the leaking roof !!!! it leaked do bad last night in 2 different places I thought the roof was going to cave in ( in the bathroom the ceiling is now bowed from leaking water) what the heck can we do this is disturbing, can I add that even though we have dealt with this we have continued to pay our rent and on time !!!!!!!!!!!!!!
