Problem with landlord repairs

I’m in San Diego county. I’ve been renting this home for 13months (lease ended at 12months). I have 3 roof leaks that I noticed 3months ago when it rained heavy. One was in a lit light socket in my sons room (shocked myself turning off light), one is in window casement in my daughter’s room – now there is wood rot, and the other is in a skylight in an enclosed indoor patio (not so urgent). The rooms are musty smelling, even though I keep all windows open always. My daughter sleeps in my room and my son sleeps on the couch. I found out that the owners knew of this issue and even had quotes on repairs before I even looked at renting this home.After the leaks occured during my lease, the property management company sent out people to give estimate, landlord refusing to fix it. Now my kitchen sink is backed up so I have been doing all my dishes in a bathtub for 7 days now! This plumbing issue has been recurring since I moved in. They are fixing the plumbing starting tomorrow but I have to move all of the furniture out on my own and then replace it back after two days of them digging up slabs.  I am a nice person but I’m getting tired of this. ANY ADVICE? HELP?

 IM RENTING ON (LA PARMENTS0) CEDROS AVE #2 PANORAMA CITY CA 91406

I MOVE IN ON 9/1/10 WHEN THEY SHOW ME THE APT ITHEY WHERE FIXING EVERY THING

WHEN WE MOVE IN WE SAW THEY HAVE NOT FIX EVER( STOVE, DOOR OF THE CLOSET) AND WE TOLD THEM THEY SAY IS GOING TO GET FIX MY NEXT MONTH THE MONTH PASS AND THEY HAVE NOT FIX NOTHING. WE HAVE TO PAY THE RENT ON THE 1ST AND IF WE ARE ONE DAY LATE WE HAVE TO PAY 10% OF WE PAY RENT.

I WOULD LIKE TO KNOW WHAT CAN I DO FOR THEY COULD FIX THE THING THEY NEED TO FIX

Hey Jose,

There is an option that whenever at the end of the month when you pay the rent tell him as said it’s almost more than a month and it has to be fixed yet but still it is not happening. Also told him if he is unable to do then i will be deducting the rent and will be fixing the same. There are some terms and agreement that need to be followed by both the side. Small issue may create great big problem !!!

It is the landlord’s responsibility to make maintenance repairs to the rental unit given that the damages are considered as normal wear and tear. If your landlord will not fix your unit after talking to him and informing of him of your concern then the next logical step you must do is to file a formal complaint against your landlord. You can file your complaint with the RPA. I heard that they are the best when it comes to giving fast and prompt resolution to tenants like you rental problems.
