Problem with Landlord repairs to House

I have called my landlord and sent emails about repairs that need to be done to the house that I am renting and they are not responding. I would like assistance with getting a landlord to do their part when renting to someone.  I pay my rent on time and do not like being avoided about repairs that are the responsibility of the property owners.  Can someone help because I am frustrated to the point to where I wish I had never moved into this house and I do not want to continue to be taken advantage of until my lease is up next year.  I know that tenants have rights to and I want to take the proper steps to either get the work done or help with legally getting out of this lease with a slum lord.
