property managment company not fixing repairs

i have recently moved into a new property since i got the property cause it had a garage but when i did my move in inspection i noticed the garage door was broke so i notifed to management company they didnt do anything. well a couple weeks later my car got broken into and i got a police report i put in a maintenace request and a man came and looked at it and said the whole door had to be replaced that they would contact the woman that owns the property and let me know when they did. that was almost 3 weeks ago since then i have called the company multipule times and they either dont answer or return my calls. what can i do about this withhold the rent get it donw myself and just send them reciepts i am at the last straw with these people.
