Question of eviction

I recieved a letter from my landlord giving me spacific instructions to either pay my rent that is 3 days past due or to vacate the property or further legal action would be taken. I have informed the landlord that I would not have the amount untill the 14th of the month prior to the letter being recieved, if I vacate the property per to their written request am I still liable for the last 2 monthes of the lease. The letter of eviction states only to pay the past due amount or vacate.
