Shuts of heat when I am not home!

I am renting a room within a condo. Landlord lives in condo. I signed lease for longer than a year – till May 2013. Well, had I know she was crazy I never would have done it. She loves the condo freezing cold(I pay half the utilities). She has rules about not flushing the toilet until it’s all the way full(to save mother earth). The light in the hallway is out(I get home at night from work and it’s scary, plus it takes me a good 5 min to find and open the door!) Another thing I found out-her condo board association forbids renting!

I want to get out of the lease asap but she is saying she will sue me.
Can she? Even with th eno heat thing?
Do I have to give her 30 days? I found a nice apartment within my budget but I can’t afford that and rent for my landlord since it will be past the 30 days(the new apt mgr says I can move in Apr 1st…)
She also threatened me with eviction when I got up in the am to go to work. I am not loud, don’t play music or anything but I guess I breathed too loud and I flushed the toiled which awakened her…
It’s gotten to the point where I am SUICIDal.
I don’t know what to do. I need to be able to break the lease immediately.
