Slumlord

My husband and I moved into our current residence 9/29/2009.The first day we noticed that the right side of the kitchen sink was clogged up due to what we think is a malfunctioning garbage disposal.There is black stagnet water that comes up from the right side of the sink.We informed out Landlord about the issue and his reply was that he didn’t know there was a garbage disposal but would have his maitence man come and check it out.No one ever showed up.I have called him went into his office too many times to count about the issue and he tells me that he’s sorry he forgot to write up the work order and someone will be out the middle of the week.The sink still hasn’t been fixed 1 1/2 years later.Now about 2 months ago we reported to our landlord that the furnace was blowing out black soot and needed to be cleaned and that the thermastat is not functioning properly and that the sink still needs to be fixed.He said I’m writing up a repair order now I will call you in a few days to let you know when someone will be out there to fix these things.I never got the call.Our most recent problem is electrical problems.The electric box is located in the garage.About a month ago I was in the garage getting some water bottles to put into the refrigerator and my husband started the vacuum the electrical box started make aloud buzzing sound that stopped when the vacuum was turned off.1 week ago the flurescent light fixture in the kitchen that takes four bulbs stopped working so we bought 4 new bulbs thinking the bulbs just blew and we replaced the bulbs.The light still wont work.I notified my landlord of this problem and his reply was I’ll be there tomorrow to check out the electric myself I don’t like the sound of what you are telling me.he never showed up I have called him numerous times and left messages and never get a return call.What can I do?
