Subleasing restrictions

I am trying to get out of lease for various reasons, and I am trying to find someone to sublet to. However, my landlord is setting strict criteria in terms of age and occupation. Is this not discrimination? I am finding quality people interested, but I am being told that they cannot take over my lease. is it reasonable for me to file a complaint because she is not following discrimination rules? Thanks!
