Bed bugs and an expiring lease

We have bedbugs. I notified the rental company last Friday – almost a week ago now – and they have not done anything. Talking around, I learned I am not the only unit in our building who has complained about bed bugs recently. Why they have not called pest control is beyond me.
Now the tricky part – our lease is up at the end of the month. We really want to get out of here (other problems too – leaky roof, cold water is hot, poor security, etc.) but I don’t want to go anywhere until the bed bugs are dead, or we’ll just be taking them with us to the next place. So it comes down to this – deal with the bed bugs ourselves and move out by the end of the month, or sign a year lease and hope things get better.
Here’s my fear – if I renew, then will I lose leverage if I need to take legal recourse against my landlord? Will a judge just point out that I signed a fresh lease knowing that all these problems existed, so I’m out of luck?
