can i swap out appliances in rental home

I rented my home, which was in foreclosure, to a guy, as a roommate. I called him a roommate becuase in order to rent home, i still needed to live in it. I explained to the renter my situation, He said no problem. With a renter, the bank considered his rent as income. Since i am unemployed and disabled, his rent payment, which is now, income, and documented on tax return, allows me to attempt a loan modification with bank. He moved in, in a week, and i explained i cant get everything out, and that my applainces and island will be moved next week. We verbally agreed and later put in lease that i would let him keep appliances until after holidays to help him out. I would replace with a good stove and refrig.

The island and other items, freezer, and personal belongings we would get then too. I went to get all this, gave notice over 3 times and over 2 months, and he would not let me on property. He is late on rent over 30 plus days, and I have emails documenting all above. He just lied to me to keep his wife happy who is pushing to keep all. I am dead broke and he has a lawyer. I do not. Looking for some advice other than evict. I had a great relationship with the guy, and do not want to see him and family move again or be homeless. I just wanted my items to sell to raise capital, and replace with other appliances. Nowhere is it stated that the home came with stainless steel appliances, nor did i even say I would replace them. But I will. He thinks house is being auctioned. I have been in contact with the bank, tried to send payment, but they refused, and i am still waiting on banks response to modification. I hid nothing from the bank and as a roommate, choose to stay elswhere….bottom line, want my applainces as agreed verbally with the tenant, and if he wants to stay, pay the rent on time…..Who can help me with what to do next or what to tell his attorney? thank you..god bless
