Can I withhold rent in Utah

I was told that I cannot withhold rent because I have caused other damage to the house I rent that Ihave not fixed. I was also told I could not withhold rent because I did not notify the landlord in wrting of a leaking faucet under the tub and the landlord didn’t have access to the house because I lost the keys to the house after I changed the locks without his permission. Does that mean I cannot withhold rent when a disaster crew had to come in and re-build the bathroom? He’s really mad because he has to use his insurance to fix the bathroom. And can he get late payments from me for this? So where can I go to get codes for Utah law for this? I was told by someones lawyer girlfriend that I could withhold the rent, but the very few articles I have read, utah is a state where you cannot withhold the rent. I feel I am in trouble here, can anyone tell me what the law is?

Hi Joe! Withholding rent may lead to eviction. If it written on your lease that you have to pay for a late fee every time you are late in paying your rent then you have to pay it. With regards to the repairs on the rental unit that is your landlord’s responsibility that is if the damage was not caused by you. If the damages were caused by you then you must pay for the repairs at your own cost.
