 We rented a home in Aug but did not move in until Sept. The water company would NOT turn the water on due to piping code violations. After informing the LL I repaired the issues and the water company began service. Once the water was on we found several pipes were busted and had to turn the water off. ONCE AGAIN after speaking with the LL I repaired the problems. At that point I turned on the water AGAIN only to find that once the pressure built up in the system there were more pipes busted inside the walls. We debated requesting our monies back and finding another home but after speaking with the LL we opted to repair the problems and continue. MEANWHILE the electric company had to come out because only half the home had power. I did not get upset about this because I noticed that only one power line to the home was connected and I knew that the electric company would fix that issue. Next was the furnace/Air conditioning system issue. I made it clear that due to medical conditions A/C was a vital issue and the LL sent a guy out to repair the system. He arrived with his entourage and proceeded to fix the problem. 3 hours later he claimed that he was done and to be frank I was just ready for him and his crew to leave. I questioned him about the shotty work that he did and he stated he would return to "make the wiring look nice" another day. I soon found that the A/C only worked when you turned on the heat. I contacted the LL and then called a friend who does A/C work. I had my friend give the LL an estimate and my friend did the work. He did note that the system was wired wrong. Next was the sewage back up. We contacted the LL @1pm because we had sewage backing up into the house from the drains. 8 hours later this guy pulls up and states that he will be back to snake the drains. 2 hours later he comes back. Meanwhile months have past and I get a visit from the electric company. I presumed that it was regarding the faulty electric meter that I had complained to them about but I found that it was the energy theft investigation team. They kept saying that we were stealing utilities. 4 visits later (within a 2 week period) they stated that they needed to take the meter to look at it. (Jan 18th) and said that by the 21st they would be able to rectify the situation. Well, they found that the meter had been  tampered with and stated that I would have to pay an additional 1200.00 to re-establish services. I contacted the LL and we agreed that if I paid the fees they would forgo January and part of Feb rent. The LL wife then left a note on the door (thinking I had already paid the fees) stating that she wanted both months rent and SHE did not agree to the terms. I told her that I would be moving and now she is suing us. What can I do?

Let them sue you. With the host of problems that they’re creating plus the many violations against the state, they will not win. As of the moment, collect all the receipts that you have from the repairs you did and paid for. If there are letters from the water and electric companies, keep them too. With all those violations, I’m actually quite surprised that you haven’t reported them yet to your local housing department. Oh by the way, it was you and the LL who made the deal right? So maybe you can talk to the LL about his wife coming into the picture. I’m pretty sure the wife doesn’t really understand everything so it’s best that the LL husband explain things to her. And did you get your agreement in writing? If not, then write it down and have the LL – not the wife – sign it. If the issue doesn’t get resolved, contact a mediator to help.
