how do i get out of lease

I rented a house in new jersey site unseenedand moved in for one week before providing notice that it was not what we had expected and sent notice I would be moving out. I was told I was obligated to pay rent until they find a new renter but my concern is that the house is also listed for sale. They are guaranteed rent for the next six months by me so I don’t believe they are doing everything they can to rent it. Do I have any resourse if they are not fully putting their efforts into locating a new tenant? If not, is there I can offset my financial loss (tax write offs, etc).
