Landlord won’t cash checks

I have a landlord (oh his name is Andrew Calvimontes and he works in Chicago and avoid him at all costs) who twice in the past year has gone on stretches of 3 months at a time where he simply will not cash my rent.  Of course, as soon as my checking account dips below 3 months worth of rent…he cashes them.  This time I literally have called him twice, saying "I am PAYING YOU please TAKE MY MONEY.  THIS IS SO UNPROFESSIONAL".  And still he won’t cash them.  This isn’t "oh sweet free rent" because I’m obviously legally obligated, but he will not cash my checks until 3-4 months AFTER the fact.

Of course this also applies to any time something has to be repaired- you call him every day for a week and nothing gets done.  And he also has someone living in our laundry room.  I’m just sick of it at this point.
