Large Leak & Mold

By Tenant

I’m renting a property (10months) and have noticed mold in the carpet, window seals in the bathroom.

I mentioned my concerns to my landlord, he said he will look into the matter, I suggested that the carpets be replaced with wood flooring or new carpet. He seemed okay with the idea, but has not done anything yet…

We recently had some heavy rain in the Bayarea and during this time I noticed water leaking through the Kitchen floor, it  covered half the kitchen, and then receeded after the rains had stopped. The kitchen floor cabinets have been soaked, and have even more mold then before ( in fact, I don’t use them because of the poor condition of them).

This leak/flood has happend twice.

The landlords maintenance guy came and looked at the problem, it seems the kitchen area was an add on, that was not done very well. The landlord said that per his handyman, he will fix the issue when the weather is better.

What are my rights an a tenant?

Do I have a claim to compensation, if so what?

Does the Landlord have a resposibility to fix the issues in a certain time-frame?

Thanks
