Office Space Lessor

Hello,

I am leasing an office space for my buisness.  I’ve hired someone to do cleaning around the office, but the HVAC ducts need cleaning.  If this is a fixed asset that is already part of the office space shouldn’t the landlord be responsible for its routine cleaning and maintenance costs?  I’ve asked my landlord about cleaning the ducts, however, he said that he is only responsible for any maintenance costs related to the exterior of the building?  I don’t think this is right.  Should i file a complaint against him?  Also, if the landlord is responsible, generally what other costs should he be responsible for?

Hmmm… commercial property is a bit different than residential property.  I can tell you that duct cleaning is rarely done, if ever.   So, if you request it and get declined, don’t be surprised.
I’ve have an office space that I rent for a business.  My rent includes:  Nightly Cleaning, Common Areas, Yard Maintenance, and Snow Removal.
I’ve never thought about requesting duct cleaning or anything like that.  If its that important, I would just do it yourself. (meaning, burden the cost)
