Problem with Landlord Repair…and rediculous behaviour.

I moved into my home in 2010 and upfront I let my landlord,  know that the main reason I wanted the house was because It had a fenced in back yard, however the gate needed to be repaired and she stated that she would, but never did/ Also I inquired about the refridgerator and stove as it was obvious that the were old and needed to be replaced. Landlady stated "they were left by the previous tennent if you want new ones you can open an account at lowes" were she is a manager at by the way!Also alot of the windows are those old fashioned hand cranked types and they dont close all the way. The only problems we had was that my pets kept getting loose/killed (no simpathy and accused me of not paying a pet deposit, which i cant prove as i paid in cash), and the plumbing backed up every two-3months.  I finally got tired of my pets being killed and they became indoor animals, and with that came some damage to the hardwood floors, but if the gate were fixed I would get fixed, but Im not going to until then because there is no point. The only time I ever saw her was when I went to pay my rent. The fridge and stove broke down in around jan 2012 and i let her know and she did nothing, i wound up buying a refrigerator myself and using hotplates. Flash foward to July 2012 when we had a severe flood in our area and the septic tank went haywire! For the first time since the initial walk thru had she come over, along with the pest control that was supposed to be happining from the begining of our lease. Remind you that at this time we had already been over 2years without a lease. I have to admit I messed up and tried to clean the floors with Mean Grean Degreaser which kinda left a green sticky residude on them, I guess she thought I spilt something oily on it i even show her the bottle and she still didn’t believe me! She then claimed that we never paid for the pets, and ruined the floors! I reminded her about the initial conversation and she outright called me a liar! This lady’s husband owns a constructions company and part of the real estate company I went thru believe me they could have replace that fence 10 times over and never broke a damn sweat! She agreed to get us a new stove and she would fix the fence and add pest control and lawn care,  but I  had to re-sign a new lease only on a 3month term,raised my rent from $700 to $800 a month,  pay a $300 pet deposit plus two seperate plumbers bills that equalled about $400, plus a monthly inspection done by her, then we would either re-sign a 1 year lease or be evicted. Here is how that turned out: I never paid the pet deposit or plumber bill but I did get my stove and pest control. The lawn care guy (turns out to be her son) only came twice to mow the lawn and claimed it was junky, but I got my neigbor to verify that it was storm debre not my trash! Here it is March 2013 and I haven’t seen my landlady since then (I go to the real estate agency that her husband co-owns ) but I have talked to her twice, once was because the sink messed up again and the yesterday. She sent me a text to call her asap! I called and she asked me where was the brand new stove she bought for me?! I told her in my kitchen where your delivery driver left it and she claim that the pest control lady sent her a picture of the stove and it had the top part where the controler knobs are dent and no burners! I explained to her that once a week we cover the burners with tin foil like the pest contol lady told us to to keep grease from getting down there, but yet again she blew her lid and wants to come over to inspect! I think she wants to shake me down and raise the rent some more. I feel like my privacy is severely invaded once a month and I dont want to loose my cool with this lady but im gonna tell her about herself today! Please tell me if im the one in the wrong here!

I would also love to know an answer to the issue person is having above…. I am in a similar situation where landlord refuses to fix the windows even after I told her that they have never closed or open properly and i keep having to deal with bees coming into my home. All she keeps saying is to put bags on the windows to prevent the issue.
