Rats

We have lived in the same apartment complex for 3 yrs.  We asked the management to trim the palm trees from our lania because rats were jumping from the tree to the building and we didn’t want them to get inside.  They eventually trimmed the trees but it was too late.  The rats are in our apartment and several request have been sent to the complex to have them taken care of.  The other day I noticed a horrible smell in the utility closet, upon cleaning the closet I found a nest of 3 dead baby rats.  The rats have eaten the hose to the washer that caused a flood.  I was without a washer for a couple of weeks and had to go from the 3rd floor to the 1st floor to an empty apartment to do my laundry.  The rats have eaten holes in the dishwasher hose twice.  Each time I have not only been with out a dishwasher for a couple of weeks but the holes caused the dishwasher to leak dirty dishwater onto the carpet which remain soaked and began to stick because no one bothered to extract the water from the carpet.  Now they feel that since my lease is coming due it is not only o.k. to ignore the problems but to also raise my rent!  What are my rights?
