succession question

hi!

I have been asked to move out by my landlord. I have lived in the apartment for over two years with my wife. We have divorced and she moved out recently. Her name was only on the lease and now my landlord does not want to give me a new lease and has demanded that i move out by the end of November. She said I could stay if I provided three months rent in advance and a fee for the realtor. However the realtor already had a fee from us when we moved in and the landlady is still holding a security deposit. Do I have any rights in this situation? I have been in the apt alone for 3 months with the landlords knowledge while she has been accepting my rent payments.
