couldn’t move in due to condition / repairs being done

Some friends of mine were charged in advance for a damage deposit and one month rent. They paid in advance for the month of June, even though they were unable to move in until June 25th.
Upon arrival, the unit could not be occupied due to multiple repairs that had not been done and the floors were not ready. The landlord lives in the same unit (questionable zoning) and stated he was sorry and that he’d affect the repairs immediately.
My friends had to pay extra storage (and live with relatives) while waiting. As of July 2, the place is still not livable. They did sign a six month lease. We are wondering if they can get out of the lease legally. They no longer want to deal with this landlord. They of course want the rent and deposit back because they couldn’t move in and at this point simply want to find another place.
The landlord also said he has spent their deposit and the place has only one door (fire code violation?)
