Problem with Landlord not making repairs or updating

i’ve been living in a 2 br apartment for 3 yrs.  It is part of a residential home, upstairs.  There has never been any wiring updates in recen-lawnt time.  My power goes out quite a bit in the summer because of the air conditioning.  I was told by my lanlord it was because of the small refrigerator my son has in his room, the micowave and the portable dishwasher were running.  I had some rewiring done so one of the air conditioners was on its own circuit but the problem still continues.  I don’t think its a safe environment having to worry about a mishap from faulty wiring.  Thats only part of the issues I have here.  I pay $800.00 for this in-law type of apartment.  My question is, how do I handle this situatiuon.  I don’t want to be a bad tenant, I like the area and don’t want to move right now.
