Snow Removal

In a commercial apartment building in Massachusetts who is responsible for making sure the snow is removed from a parking lot? I live in a 5 family where there is a long hill driveway and then a good size parking lot. In the past, the landlord has hired a plow company for snow removal. I know there are different laws for commercial buildings and a regular apartment. If it is the law do you know where I can get a copy of it. Thanks.
