Charged a month’s rent for bogus fees

I’m a student in PA and fairly new to the whole apartment thing. I recently signed a lease stating I would be paying 12 equal installments over 12 months. I assumed this meant I would have 12 full months of living at my apartment. Upon further review, I notice that I will in fact be receiving 11 full months and 10 days. When asked why im being charged a months rent for 10 days, I was told the additional money will be used to make repairs to my apartment before I move in. I find this extremely odd seeing as though they also charge the previous renters for any damages that need to be repaired. In hindsight I should have caught this before I signed the lease, but still feel like im being charged for services not rendered in some way. Is there anything I can do to dispute this or is it a done deal at this point?
