Christmas Lease Termination for disabled tenant

My friend is legally and permanently disabled from serious head trauma symptoms as well as depression and chronic pain. She has rented the same apartment for 10 years on a month to month basis even though the rent kept going up and she had to practically beg for any maintenance, including  mold, heat and air conditioning repair, broken appliances, leaky windows, leaking gutters, etc. The owner of the property passed away, and the Property Management Company at the bequest of the Estate sent my friend a non renewal letter and told her she needed to be out by December 31. Given her physical and mental condition, and of course the Holidays, we asked for more time and were denied. It seems to me that there should be some protection for her here.  Please advise.
