landlord harrassment

Hi I need some advice! My roommate and I have been residing in our current apartment since last April. We are both working professionals, quiet, pay our rent on time, respectful, and are very clean. Since day one, we have been harrassed by our landlord who lives on the first floor. She calls at all hours of the night asking for booze (yes, she is an alcoholic), complains my dog is barking even when I am sitting next to her without so much as a peep, has been threatening eviction for the most ridiculous things (such as coming home late), etc. She has even been inside our apartment without notice. Lately, when I leave/come into the apartment, she opens her door to stare at me, and then slams it in my face. I know this sounds ridiculous, but this is the situation we are dealing with. This landlord harrassment makes the living situation very uncomfortable. She has written us a letter saying the lease will not be renewed this upcoming April (which we were not going to renew anyways). My roommate and I do not feel comfortable at this residence any longer, and would like to break the lease without being charged the security deposit. Any advice as to what we can do? Anything is helpful. Thanks!
