Legal charge for carpet replacement

We rented a 1 bedroom apartment (complete with den) in Texas for 2 years.  Upon move in, the carpet was already 2 years old.  It sustained pet damages during our 2 year rental.  The manager told us that they replace the carpet every 5 years.

Quesion 1: Can we be legally charged to replace all carpet in every room (i.e. living, dining, bed, office, and closets) if the only damage the carpet sustained was in the living and dining rooms?

Question 2: It would appear that the carpet value depreciates to $0 on the completion of year 5 of its lifespan (I base this on the fact that they replace it every 5 years).  Doesn’t this mean we should only pay 20% of the carpet replacement’s cost?  They are trying to charge us 40%.

I just want to make sure we aren’t taken advantage of as they innitially charged us 60% and then told us it was a mistake on their behalf.

I just moved out of an apartment I had rented for 2 years, I am unsure how long the carpeting was in place for before I got there, but I know it was there for the previous 2 tentants. Received later that they need to replace carpeting and are not giving my security deposit back due to smell of pet odor. Is this correct, even if the carpet may be 10 years old anyways?
