renter took too many buildings

The house was the only building included in the lease. The landlord was using the detached garage for building materials/furniture while their home was being remodeled. Renter gave away, threw away, sold, and relocated almost everything stored in the Garage. Landlord found out theywere using the detached garage for a sexual fantasy room, for rent on craigs’ list. Stripper poles, a sex swing, bondage equipment, and a personal gratification machine was available with a metal motorized penis. The lese is verbal. What do you suggest
