Repairs promised but not done

We moved into a rental house using a rental company. The previous tennants totally trashed the house. We got to see the house before it was cleaned. We discussed with the company the issues with the house. For example we told them about the broken garage door and a broken master bedroom window. The rental company promised the property would be cleaned up and repairs done before move in. We have now lived here almost 3 months. We have called to check status of repairs several times. I have written letters of complaint and emails to the rental company. They eventually did put in a new garage door but have continued to promise, "The window will be fixed this week." and they never show up to do it. First they had someone out to measure it. Then just a couple of weeks ago asked me to take pictures of the broken window and email them so they could show the landlord. The window rattles in the wind at night and we have all kinds of bugs getting into our master bedroom. My main concern is if this delays any further we will be facing winter cold coming into our room. We have paid every fee, deposit, and monthly rent perfectly on time. We are holding up our side of the lease. I guess my primary question would be do I file a complaint against the rental company or the landlord directly? How serious a complaint would a broken window be? It is not like it is mold or other health related problem. I am worried that if something major occurs that I will be facing months waiting for repairs! I couldn’t imagine if it was something like the water heater!

Jenneve,

Having a broken window that lets in bugs or air from outside is a very valid complaint. More so, because the rental company you rented from had told you they would repair the window and hasn’t.

I’ve filed a complaint against my landlord before. I was glad I did!! If your landlord has taken 3 months to repair the window and has not– they won’t. You will probably have to do like I did and file a complaint.

My situation was similar, I was renting from a property management company, but the home was owned by another person. The complaint form allows you to list 2 differnt landlord contact details. The primary landlord should be the property mananagement company, then for secondary list the owners information.

This will finally get the repair that is long overdue. I wouldn’t worry about it too much; the RPA will see that your rights are met.
