Security Deposit for Cleaning Fees?

Hello! I have vacated a home I rented almost a month ago. Upon inspection, the landlord’s representative agreed that there was no damage. I have always paid the rent on time, and there were no problems. Up until now we had a great relationship. The landlord’s rep informed me there would be a $150 cleaning fee deducted from my security deposit. Even though it wasn’t on the lease, I agreed to this fee because it would save me time. I recently contacted the company asking for my deposit back, and I was told that the cleaning fees would be around $500. Approximately $250 for the "standard move out cleaning fee", and another $250 for Stanley Steemers, who cleaned, deodorized and "protected" the carpets in 3 rooms. Those carpets and the rest of the house were in excellent condition. I even offered to pay for the cleaning fee, but I drew the line with the carpets. The rooms with the carpets were almost never used, since the master bedroom had no carpet and we have no children. I am having trouble with this dispute. My security deposit was $1500, and it’s absurd that 1/3 of my money should go toward their cleaning expenses for normal wear and tear. What are my rights? Thank you!

Hmmm.. That’s quite expensive. There is nothing on the Standard Tenancy Terms or the Residential Tenancies Act that states you should do the steam cleaning of carpets. It is only stated there that you must give back the property on almost the same condition as it was in when you moved in. The only times that you will be required to pay for cleaning and carpet fees is when these are particularly written out in the lease agreement that you signed and the carpet has been steam cleaned when you moved in. If the carpets were professionally cleaned and steamed before you moved in, then the landlords must be able to produce receipts. You may have verbally agreed to the cleaning fees, but not to the carpet fees. You may ask for receipts so you will have proof of the jobs being done but that still means you will be paying for them. So in this case, I would highly recommend that you file a complaint against your previous landlord. RPA has that option through their complaint center.
