voiding a rental agreement based on fraudulent/misrepresentation

My landlord told me that his house has a pool and a whirlpool before I signed the lease. It turned out that the whirlpool is not fully functional (pump does not work) and the landlord refuses to fix it. Would I be able to go to court and void the lease based on the fact that he misrepresented the conditions of the whirlpool?
