Missing hot water

Hi I have two questions. 

1. The pool in our rental does not have an anti entrapment device over the bottom drain. As a rental is this required? 
2.  The house has 3 beds and 1 bath in the main house and 1 bed and 1 bath in the pool house we found out today that the pool house has no hot water. This was not disclosed prior to occupancy we were lead to believe hat both bathroom were fully functions.  Does this give us grounfds to break my lease early??

Hi Amy! You can only terminate your lease early for a valid reason like due to medical conditions, landlord breach of contract or call of duty if you are in a military.
