I have a rental agreement with my tenant that states I can enter the property with 24 hours notice to show to a prospective new tenant.  They are refusing and saying there is a Nevada law that overrides my rental agreement indicating they can refuse.  I need to confirm this is true.  Any suggestions on where I can get some help?

Looks like your somehow caught in the middle. My take on this is that there’s a need to inform the tenant ahead of time of such access. Although your lease has this you might wanna take a look at it again and check for any restrictions or limitations to that section.

All states have a tenant & landlord act in place, you just need to look for yours on the net. In the act it will specify the rights of both tenant and landlord regarding rights to access. If this is truly what occured, I highly doubt your tenant has any grounds to refuse you access as long as you gave proper notice that you were going to access the property. As the owner, you have every right to access your own property whether its for inspection or for a future tenant…
