18 years of age is the minimal age for a contract to be enforceable. If you have a tenant younger than that, it would be advisable to have a co-signer. Even, if you do have a lease signed by someone younger, you can still evict them. But don’t count on getting any type of money judgement. [Reply] |

18. Refer back to the RPA Rental Application and you will see that it says all individuals that are 18 or older must complete. It would be the same with your lease agreement. They should be at least 18 years old to sign it. If they are 17 or younger, you are entering into a contract with a minor. Children shouldn’t ever sign a lease agreement. If it were me I’d be concerned about dealing with someone that is a minor. Where are their parents? Can they cosign? Can he afford the rental? Are you breaking the law by permitting a minor to occupy your rental without his parents consent? These are all questions you should be asking. [Reply] |
