I am a landlord and have a section 8 client who refused to pay her part of the rent predetermined by the agency. Due to non compliance I filed for eviction. The judgment of the small court was for her to vacate the property which, I forwarded to Section 8 . She filed to higher court claiming she did not have the money to pay her part of the rent. She is using the legal system to delay the process of being evicted. Now Dallas county court is providing her a lawyer at no cost for a trial. I have never heard of such a thing where the county is allowing someone to live in a house without paying her rent. Also the lady is playing dumb while she has more than necessary intelligence to fight and use the legal system free of charge to stay in the house without paying a penny. This is not right. Why is the county allowing her free assistance of an attorney to fight for a right to not pay her part of the rent? Do you know what I need to do? Am I supposed to hire a lawyer too? What could be the possible outcome of this case? |

I’m a new live in landlord who rented out the spare room for the first time as I needed the money to help pay for the mortage. My tenant paid his deposit (provided reciept) but didnt sign a contract. We had verbal agreement that we’d give a month notice if he was to ever move out. After a few weeks of living with this chap things started getting weird. He started stalking me, going though my post, emails, alienate my friends, the final straw was threatening my girl friend in a sick email as he was convinced he was in a relationship with me. I gave him a months notice. He moved out the following day leaving me in the shit. I told him he didnt keep to the arrangement of 1 months notice and due to the lack or respect, behaviour, harrasment and making me feel uncomfortable in my own home he will not be getting his deposit back. He is now turned it all around saying I forced him to move out etc and taking me to the small claims court for his deposit. Please help as I am worried and not sure where I stand on this. |

I am not sure what tod o. I have one dog and it is part of our agreement, we pay on time, mow our lawn, and keep everything looking nice, we dont punch holes in walls or do any damage to the property, however latley there has been bad weather down here in VA so we have not picked up some dog poop and I have been getting harrasing letters from the Realestate company we rent from! what can/should I do ? Do we have any rights? |

Does anyone know how the eviction process works? I’m looking to evict a tenant for non- payment but I’m not really sure how it works. I would appreciate any help I can get. |

Why do we put ourselves through this, I get so sick of renters that abuse their apartments. I just spent $4000 remodeling a rental unit just to find that the tenants I put in there beat up the place. It amazes me how much damage people can do in a short time. I get so sick of irresponsible tenants that abuse my properties. Anybody out there have any helps about how to avoid this from happening? |
