<p>Hi:</p>
<p>&nbsp;I am single and currently live in a 2 bedroom apt on 1st floor which has 2 large bedrooms, a large kitchen, a large dining room, a large living room, and decent office space, in addition to a large basement. Two seperate entances lead to the basement which is partially done and which can easilly converted into a comfortable 1 or 2 bredrooms with living room, small kitchen, bathroom, and my existing private laundry area. My first step would consist of boxing the boilers and water heaters (which are now in the open) with revolving or sliding doors. I have also absestos removed from the basement in June. </p>
<p>Questions:</p>
<p>[1] Moving to the basement would help be save about (1200.00)&nbsp;for my mortgage and other bills from renting the first floor appartment I am currently using. Financially, it would be a big relief. Can I legally live in the basement. My 2 kids, respectively 24 and 14 rarely come over. </p>
<p>[2] The electical and gaz bills to the basement run from the same meters as those for the 1st floor. Is it realistic to request a landlord meter from both the electric and the gaz companies.</p>
<p>Please advise.</p>

<p>Hi,<br />I have recently rented my apartment, which is a prewar walk-up in NY, with no manager or doorman.</p>
<p>My  tenants did a roast last weekend and the fire alarm went off. They  called the fire department which detected the levels of carbon monoxide  slightly high; then they called me  saying that there was a problem with the stove.<br />I have called a  technician who sent me a report saying the stove was perfectly fine and that the  incident was caused by the lack of exterior exhaust and therefore the  accumulation of smoke when they opened the stove. The apartment has an open kitchen and, like most buildings of the same period, and visibly so, no exterior air exhaust in the kitchen. <br />&nbsp;<br />Now, I have a bill of $70 for the technician saying &quot;no problem&quot; and the fire dept coming. Who pays?</p>
<p>This seems to be a recurrent problem&#8230;&nbsp; <br />One  month ago it was a problem with a circuit in a lamp of the kitchen: smoke was coming out of it. Frightening, isn&#8217;t it? I sent someone and it ended up being the bulb badly screwed &#8211; again another bill;</p>
<p>I received an email because of a &quot;light&quot; on the dishwasher &#8211; that one was easy to detect fortunately: it needed more product&#8230;<br />&nbsp;<br />what are exactly my responsibilities in  these cases? Do I have to pay all bills? </p>

		<title>Hello I am the landlord of a single story house.  I am leasing my rental property to an individual who claimed they where able to help me fix the property up in exchange for a reduced rent amount.  The tenant is late on rent and is failing to obide by some stipulations in lease such as mowing lawn, etc.  They desire to make changes to the house instead of making the acutal repairs as agreed.  I asked them if they would be willing to agree to cancel the lease.  They demand payment in full for their work and services or they will rip all there stuff out.  They received a $400 a month discount on rent in exchange for there service so I feel Im getting ripped off.  My question is, can I legally evict them for threatening to vandalize the building?  I know I may be able to evict for breaking stipulations.  Let me know ur thoughts.</title>

<p>Hello.&nbsp; Im a landlord of a single family residence in Ohio.&nbsp; </p>
<p>&nbsp;I have agreed to rent my residence to a person(s) who claimed they where able to make repairs to the building &quot;in exchange&quot; for a reduced rent in the amount of $400 per month.&nbsp; Note I said REPAIR, not replace or substitue repairs or shortcuts &#8211; repair w/e it is to make the place habitable or useful w/e it may be.</p>
<p>The Tenant(s) claimed they are contractors and have family/friends who are the same and where able to make any and all repairs w/e is needed and have agreed to make these repairs to the building &quot;IN EXCHANGE&quot; for a reduced rent of $400 per month for 1 year.&nbsp; I have this specifically in a rental lease and they signed and agreed to the terms in the rental lease.</p>
<p>This is the second month into the lease and these tenants are already late on the rent (8 days so far).&nbsp; Also received letter from Health Dept complaint made about tenant not mowing grass (there responsbility in lease).&nbsp; I told the tenants that they may REPAIR things but if they are going to make changes to ASK for my approval first.</p>
<p>Recently the heating system needs to be repaired and instead the tenants have told me they wish to install baseboard heating or other heating system.&nbsp; Due to the electrical capacity of the residence which I just paid to upgrade the building does not have or is may be unable to handle the electrical demand that baseboard heating requires safely.&nbsp; I contacted the tenants and told them I would not authorize the repairs. I told them the building HAS a heathing system (forced air) and to have it repaired as we agreed in the lease.</p>
<p>The tenants now have become a problem as they are not getting their way and not doing the work in a timely manner or have even moved into the building 100 percent.&nbsp; It is early Sept and the building still does not have heat.&nbsp; I asked the tenants if they would consider mutually terminating the rental lease and they said they would if I would repay them for the cost of their material and time.&nbsp; My concern is frozen water pipes due to no heat as the landlord/property owner in that area is liable for the water bill.&nbsp; I told the tenants I would not pay them for their costs as I agreed to give them a discount in rent &quot;IN EXCHANGE&quot; for reducing their rent $400 a month.&nbsp; I told them they are in breach of their rental contract and stipulations in it.&nbsp; </p>
<p>&nbsp;The tenants are now threatening to remove ALL the materials and work they did to the building.&nbsp; I told them this is vandalisim as w/e work they do belongs to the building!!.</p>
<p>My question is, can I legally evict them (state of ohio) for threatening to vandalize the building?&nbsp;&nbsp; Rent is late and not received yet at the time I posted this column.&nbsp;&nbsp; What are your thoughts?.</p>

<p>I manage a manufactured home park. The tenants own their own homes, but  rent the space from us. One of our tenants sold their home, mid month,  and the buyers signed the lease assumption for the space mid month. I  returned the space rent to the seller for the remainder of the month,  and billed the buyer for that amount. Now the buyer is furious, as he  says that this wasn&rsquo;t mentioned in the sale or in escrow, and doesn&rsquo;t  want to pay. I have explained that we are not involved with the sale of  the unit, nor escrow. If there was a problem there, perhaps he should  contact the real estate agent or the seller.&nbsp; However, I have a signed  lease from him beginning mid month, and the seller formally requested  this prorata prepaid rent be returned to him. Is there any statute  relating to this that I can share with the new buyer?</p>

<p>My tenant basement flooded due to heavy rain 13 inches. Gave her 30 day and brought mold remedation company. She then said she was calling the health department. They came out said I had to remediate the issue with in 30days. The tenant called asking for her deposit. I advised her not till the property is empty and I can have it inspected. She was supposed to have given me the key today. She now is saying she has an attorney and her own company coming in the propertry tomorrow and she is going to make me get the keys the hard way. I was there last week with the insurance company and she was sitting there with several other people doing find with larengitis she smokes 2 packs of cigarettes a day and claims it my fault she is sick she has been sick for years. they also never moved anything from the damp basement and the home has two other floors? She keeps saying I am threating her which I am not at all she has cussed me out her daughter has cussed me out she had pets in the home which is a violation of the lease they refused to let me in the 2nd bedroom. I will have to get my attorney. I have never rented to anyone my aunt died left the house still in probate. </p>

<p>They recently (since such exchange) have caused tens of thousands of dollars of water damage to the property, and have stated they have no intention of claiming responsibility.&nbsp; This will be well in excess of any security deposity rendered.</p>
<p>Property is in San Diego County, California.&nbsp; The property is being run through a contracted property management agency, who is not offering much help or advice in the way of options.&nbsp; <br /> What sort of options &#8211; civil, criminal, or both &#8211; do I have?</p>
<p>I&#8217;m new to running tenant properties, and appreciate any help.</p>

I have a few rental properties where the owners plan to leave a childrens&#8217; play/swing set. What happens if a tenant&#8217;s child gets hurt? Should I put something in the lease stating play at own risk? Thank you!
