<p>Hi:</p>
<p>&nbsp;I am single and currently live in a 2 bedroom apt on 1st floor which has 2 large bedrooms, a large kitchen, a large dining room, a large living room, and decent office space, in addition to a large basement. Two seperate entances lead to the basement which is partially done and which can easilly converted into a comfortable 1 or 2 bredrooms with living room, small kitchen, bathroom, and my existing private laundry area. My first step would consist of boxing the boilers and water heaters (which are now in the open) with revolving or sliding doors. I have also absestos removed from the basement in June. </p>
<p>Questions:</p>
<p>[1] Moving to the basement would help be save about (1200.00)&nbsp;for my mortgage and other bills from renting the first floor appartment I am currently using. Financially, it would be a big relief. Can I legally live in the basement. My 2 kids, respectively 24 and 14 rarely come over. </p>
<p>[2] The electical and gaz bills to the basement run from the same meters as those for the 1st floor. Is it realistic to request a landlord meter from both the electric and the gaz companies.</p>

I&#8217;ve recently had a troublesome tenant give verbal notice of intent to vacate the property, but has not completed the formal written notice.&#160; They are on a well detailed contract through Feb12, obligating them without option of negation through vacating.

<p>I&#8217;ve recently had a troublesome tenant give verbal notice of intent to vacate the property, but has not completed the formal written notice.&nbsp; They are on a well detailed contract through Feb12, obligating them without option of negation through vacating.</p>
<p>They recently (since such exchange) have caused tens of thousands of dollars of water damage to the property, and have stated they have no intention of claiming responsibility.&nbsp; This will be well in excess of any security deposity rendered.</p>
<p>Property is in San Diego County, California.&nbsp; The property is being run through a contracted property management agency, who is not offering much help or advice in the way of options.&nbsp; <br /> What sort of options &#8211; civil, criminal, or both &#8211; do I have?</p>
<p>I&#8217;m new to running tenant properties, and appreciate any help.</p>

<p>My tenant admits that she brought in the bed bugs into her apartment.&nbsp; She told me her sister&#8217;s house has been infested with them for a long time.&nbsp; She has admitted it repeatedly to me that she has known this and still let her kids come over to her apartment.&nbsp; This happened on Friday.&nbsp;&nbsp;We got right on it.&nbsp; On Monday we are starting treatment for the whole building.&nbsp;&nbsp;</p>

<p>May question is, Can&nbsp;I hold the tenant financially responsible for the cost of extermination where she has admitted to the situation?.&nbsp; The estimate is $800&nbsp;</p>

<p>I had a years lease on a house.&nbsp; I had moved my property out of the house as I was not going to be there during the summer.&nbsp; My lease ends the last day of August.&nbsp; I have been current with rent and utilities.&nbsp; I was planning on going back to the house this weekend and doing the last bit of clean up, do a moveout walk thru with landlord and return keys. Low and behold there is someone living in my&nbsp;house!!!&nbsp; They are using my utilities.&nbsp; The landlord rented my house right out from under me!&nbsp; CAN SOMEONE GIVE ME ADVISE ON WHAT TO DO OR WHERE TO TURN!</p>

<p>I am a college student living off campus.&nbsp; I will be moving out of my current apt. at the end of the term.&nbsp; My landlord is anxious to get a new tenant lined up before the end of the term.&nbsp; He is a few hour away.&nbsp; He has asked me to show the apartment to people that he lines up by phone or email.&nbsp; I have done my best to accomodate him.&nbsp; The other day he was sending someone over but I had other plans.&nbsp; I told him I could not do it.&nbsp; He proceeded to exclaim via a text message just how mad he was using four letter words and the whole nine yards.&nbsp; I told him that it is not my job to rent his apartment.&nbsp; He is now coming up this weekend to show the apartment himself.&nbsp; He has asked me not to be there when he shows the apartments.&nbsp; I no longer trust him and want to be there and have someone with me.&nbsp; I do not plan on confrontation, just to protect my belongings.&nbsp; Can anyone tell me my legal rights in this?&nbsp; Do I have the right to be there when he is showing my apartment to other people?&nbsp; Thanks for any help.&nbsp; </p>
