Tenant admits she brought in bed bugs anonymous MI New Landlord

My tenant admits that she brought in the bed bugs into her apartment.  She told me her sister’s house has been infested with them for a long time.  She has admitted it repeatedly to me that she has known this and still let her kids come over to her apartment.  This happened on Friday.  We got right on it.  On Monday we are starting treatment for the whole building.  

 

May question is, Can I hold the tenant financially responsible for the cost of extermination where she has admitted to the situation?.  The estimate is $800

Late charge HI Landlord

My landlord is trying to fine me a $100 late charge becuase our rent is due on the 1st of each month, we deposit our rent check to her account on July 1st, she claims becuase it was not availaibel to her before the close of the business day she is fining us a late charge. We have our deposit ticket that shows it was deposited at 4:01 pm on the 1st. She claims that she can still charge us a late fee becuase the bank did not release the money in her account by the end of the business day.

Tenants moved without paying anonymous MI New Landlord

I am a landlord of property in Reno NV and I I live out of state. My tenants have not paid rent for the month of June. They have ignored all attempts to contact them via phone and text messaging. I have been informed by one of the neighbors at the house that it appears that they may have moved during the night. I do not know where they have gone, so I can not send them, or have deliveried any sort of formal documentation stating my intention to evict or demanding payment.

So what can I do now? Since they appear to have left on their own, do I have to file an eviction notice and whom do I file with?  Can I have the locks changed siince they are not there?  Help

Help me understand the laws – New Landlord Vennie GA New Landlord

I rented my house to a young lady whos references checked out very well.  After living in the property for 2 months she gave me a 3 day notice via text that she could no longer afford the property and would be moving out.  She stated that she would clean the house and leave the key.  I informed her that I would let her out of her lease with the understanding that she would forfeit all rights to her deposit.  I also informed her that because she stayed 8 days into a new month that she would have to pay me a prorated amount of rent.  I explained that I need to meet with her and do a walk through of the property to assess damages, if any. She became a totally different person.  WOW!!  She did not meet me and she left my house in a mess.  Can I go after her for damages and rent owed?

Landlord will not return deposit/phone calls Frustrated in Denver CO former tenant

Help!  I subletted a room from a woman on a month-to-month lease and moved out April 1st.  I sent her an email about when to drop off the keys (she only uses a deadbolt lock) and what she wanted to do about the deposit.  She responded with that she would need a week or two to come up with the deposit.  That was on April 1st.  I have since left her multiple phone messages as well as sent a couple emails again asking what she wanted to do about the keys and deposit, but I have not heard anything from her since.  I know in Colorado the landlord has up to 30 days to return a deposit but it has now passed that point in time.  I have gone over the lease (which I had to request from her) and I have complied with all of the criteria she set.  So what now?  She is a single mother and, from what I thought, a nice person.  I don’t want to cause any trouble, I just want to give back the keys, get my deposit and be done with it.

Landlord not solving problems that I have with neighbor. Desirae TX Tenant

I’VE BEEN LIVING IN MY APARTMENT FOR OVER 2 YRS NOW AND THE GUY UPSTAIRS IS ALWAYS MAKING NOISES (REALLY LOUD). IT ALL STARTED OVER HIM SAYING WE’RE ALWAYS SLAMMING THE DOOR. SO THE MANAGER SENT MAINTENANCE OVER MULTIPLE TIMES TO FIX THE DOOR BECAUSE SHE EVEN KNOWS THEY ARE HEAVY BUT HE IS ALWAYS SLAMMING STUFF OR STOMPING AT EARLY HRS IN THE MORNING AND WHEN WE CALL TO LET HER KNOW SHE ALWAYS SEEMS ANNOYED BY US CALLING AND SAYS HE DOES IT BECAUSE WE MAKE NOISE AND THERES NOTHING SHE CAN DO ABOUT IT. IT KIND OF SEEMS LIKE FAVORITISM TO ME THIS GUY HAS GOTTEN OUR CAR TOWED FOR THE BACK TIRE BEING ON THE LINE BUT THE MANAGER HAD MY CARS INFORMATION AND MY CAR HAD A PERMIT BUT THEY DIDNT CONTACT ME TO LET ME KNOW ANYTHING UNTIL I CAME HOME LOOKING FOR MY CAR. ITS BEGINNING TO SEEM THAT EVERYTHING HE TELLS HER IS WHAT SHE GOES BY BECAUSE WE’RE YOUNGER. ITS REALLY ANNOYING AND I DONT KNOW WHAT ELSE TO DO. I WOULD APPRECIATE SOME FEED BACK.    THANKS..

My property manager is saying I must pay for my evicted tenant’s electric bill. StefanieUF FL Landlord

I currently have an agreement with a property manager to handle the rental of my home.  The home is in Florida, as are my husband and I, but the property is 7 hours away.  A tenant moved into the home in mid-August.  The tenant paid pro-rated rent for August, full rent for September and 1/2 of rent for October and then stopped paying.  One-third of the security deposit was also paid.  The eviction process is in the final stages and the tenant is in the process of moving out.  However, the property manager did not require the tenant to transfer the electricity out of the property management company’s name and into his own at anytime during his time living in the home.  Therefore, the tenant made one electric payment of approximately $100 in his almost 4-month term and the property management company and myself have paid the minimum to maintain electricity to the home.  The property manager is now stating that my husband and I must pay the balance of the electricity bill (even if the tenant is out of the home) and is not returning the balance of the money currently in our account.

I realize that a landlord cannot indirectly or directly cause termination of electricity while a tenant is in the home.  However, once the Writ of Possession is served and/or the tenant is out of the home, can the property manager require that we pay the balance of the electric bill?  Also, it should be noted that this property manager did not do a complete credit check on the tenant prior to his moving in the home or we would have known that the tenant could not have electricity turned on due to non-payment of previous bills as well as a recent bankruptcy.

Any advice or suggestions would be greatly appreciated!  I am extremely frustrated and stressed due to the advanced nature of the situation:)

Unapproved Pet Roger CA Landlord

Just found out my renter has had a pet.  I confronter her and she said that she has had pets visit from time to time.  When I was in the unit I could see evidence that ther had been a dog in the place (fur on the ground, nose marks on the glass slider,etc) The lease states that no pets are allowed on the premises. My question is – the lease is ending next month – how do I handle as far as the deposit.  I would of charged a $250.00 pet deposit and kept $100.00 to use for stream cleaning.  Thanks

Tenant from hell. Sparky US New landlord

I’m a new live in landlord who rented out the spare room for the first time as I needed the money to help pay for the mortage. My tenant paid his deposit (provided reciept) but didnt sign a contract. We had verbal agreement that we’d give a month notice if he was to ever move out. After a few weeks of living with this chap things started getting weird. He started stalking me, going though my post, emails, alienate my friends, the final straw was threatening my girl friend in a sick email as he was convinced he was in a relationship with me. I gave him a months notice. He moved out the following day leaving me in the shit. I told him he didnt keep to the arrangement of 1 months notice and due to the lack or respect, behaviour, harrasment and making me feel uncomfortable in my own home he will not be getting his deposit back. He is now turned it all around saying I forced him to move out etc and taking me to the small claims court for his deposit. Please help as I am worried and not sure where I stand on this.

Help getting out of a lease Lauren VA tenant

I have a wolf spider infestation. I have recieved numerous spider bites and they are everywhere even in my bed! The problem has been going on since the begining of September. I have attempted to contact my landlord on numerous occassions. I was finally able to reach someone the begining of last week. They agreed to come out and spray and even had me leave work to put my dog in her crate so she didn’t get into the spray. They never showed up, never called, and are refusing to return my phone calls. I also have numerous maintenance issues including a storage shed in the back of the house that is still filled with trash and junk from the previous tenant. They agreed to clean that out, fixed warped boards on my deck and install weather stripping on the doors where it had fallen off the day I signed my lease. None of this has been done and I’ve lived there since Aug. 1. I understand that maintenance issues are not cause for lease termination but the safety hazzard with the wolf spiders must be. What can I do? I want out!
