I just received a call from my tenant in a duplex unit I own. He claims he and his girlfriend have been suffering bed bug bites, and is insisting on erradication. That unit, which I have owned for nearly 10 years has never had any infestation of any kind. My thinking is they have had to unwittingly brought something in the apartment, be it used furniture, bedding, or clothing or possibly a friend or caller who had some infestation.

I’m not inclined to take on the responsibility for either the cost of remediation or the labor involved in erradication, but I’m very interested in ridding myself from the problem being the property owner.

I am very frustrated with my landlord she has neglected to fix some very serious issuesgoing on in my appartment to say the least. For example the toliet is ready to drop down to the first floor, the kicthen cabients are so rotten I am constantly sweeping up the wood crumbs that fall on the floor along with the termites, not to mention the closet doors off track and don’t close, let me think oh, when you tep in the bath room the tiles crack and crumble inbetween your toes. The list is just endless. Ehy do I stay you migjt ask yourself? Money, I am disabled, my income is limited, this is where I get taken advantage of, I can not afford to move, this is a month to month no lease, the landlord is an achoholic, she does not care. The rent is affordable $550 a month and it does not even warrent that much, the living condition are inhumane. What is one to do? HUD and Section 8 have close there applications there lists of people in need are overwhelming and with good reason. So here I am living like an animal struggling, I have worked hard all all my life never though in a million years it would come to this, makes you question your faith. Really, do not get me wrong I am still greatful I have a roof over my head, but the roof is very unhealthy. With all the urgency I ask that someone take this matter to heart and please help me address this issue.

It was so loud that I couldn’t do my homework or study I had to leave and do it somewhere else; i would get woke up early every single morning. Basically it was a huge inconveinience but i let it slide. Now eight months later there has been another fire only this time inside of my building; the noise is outrageous. It sounds like they are actually in my apartment banging on walls and today they moved my balcony furniture and threw shingles, a tarp, nails etc all over it; i cannot go out. I work midnights it is effecting my sleep I asked to be moved to another unit and my landlord wont move me I said at the least can my rent be lowered and that was refused also. This does not seem fair.. Do I have a valid complaint?

A few months after i moved in, a water leak flooded my kitchen, and after 2 weeks of water in my kitchen, the leak source was located and fixed by the apartment maintenance team. The water problem was fixed but a bigger problem occured, cockroaches all over the apartment. The appartment was sprayed 3 times and fogged 2 times in the last month and I still have activities all over the apartment.

Property is in San Diego County, California. The property is being run through a contracted property management agency, who is not offering much help or advice in the way of options.
What sort of options – civil, criminal, or both – do I have?

I’m new to running tenant properties, and appreciate any help.

I RENTED TO A HUSBAND AND WIFE. AFTER THEY WERE LIVING THERE A WHILE i BECAME VERY SUSPICIOUS. MY BELONGINGS WERE COMING UP MISSING. FOR ONE MY WEDDING RING AND ENGAGEMENT RING. THE HUSBAND WOULD GO INTO OUR GARAGE AND TAKE MY HUSBANDS TOOLS AND LOAN THEM OUT TO PEOPLE WE DID NOT KNOW, POSSIBLE MAKING MONEY FROM THEM USING OUR TOOLS. i ASKED THEM TO PACK THEIR BAGS AND LEAVE, AND OFFERED THEM TIME TO LEAVE. i OFFERED THIS SO THERE WOULD BE NO EVICTION ON THEIR RECORD WHICH IS HELPFUL. I GAVE THEM A WEEKS NOTICE THEN A "2" DAY NOTICE THEN A "1" DAY NOTICE THAT ALL THEIR BAGS WOULD BE SEARCHED. THEY CAME INTO MY HOME EMPTY HANDED, AND NOW ARE LEAVING WITH 4-5 LUGGAGE FULL OF BELONGINGS? SUSPICIOUS I WOULD SAY. OH I DID HAVE A LOCK ON MY ROOM, MY HUSBAND PROBABLY LEFT WITHOUT LOCKING THE DOOR THIS DAY. WELL ANYWAY, I SEARCHED THEIR BELONGINGS…LONG AND BEHOLD!!!!!!!! ALL MY EARRINGS, CLOTHING, UNDERWEAR, TOOLS, AND THEY WERE TAKING HALF OF OUR BATHE TOWELS. I TOOKM EVERYTHING BACK AND PUT IT IN MY BELONGINGS, WHAT FUCKING SHIT RIGHT DO THEY HAVE GOING THRU MY STUFF? CAN YOU BELEIVE THE NERVE…THE LAWS HAVE TO BE CHANGED TO PROTECT THE LANDLORD IN THIS SITUATION. AND I ALSO FOUND DRUG PARAPHENALIA IN THERE ALSO…SO OUT WITH THESE DIRTY PEOPLE, SCUM OF THE EARTH, NO MORE!!!!!!!!

My landlord is trying to fine me a $100 late charge becuase our rent is due on the 1st of each month, we deposit our rent check to her account on July 1st, she claims becuase it was not availaibel to her before the close of the business day she is fining us a late charge. We have our deposit ticket that shows it was deposited at 4:01 pm on the 1st. She claims that she can still charge us a late fee becuase the bank did not release the money in her account by the end of the business day.
