My landlord is trying to fine me a $100 late charge becuase our rent is due on the 1st of each month, we deposit our rent check to her account on July 1st, she claims becuase it was not availaibel to her before the close of the business day she is fining us a late charge. We have our deposit ticket that shows it was deposited at 4:01 pm on the 1st. She claims that she can still charge us a late fee becuase the bank did not release the money in her account by the end of the business day.

  4. Hello I am the landlord of a single story house. I am leasing my rental property to an individual who claimed they where able to help me fix the property up in exchange for a reduced rent amount. The tenant is late on rent and is failing to obide by some stipulations in lease such as mowing lawn, etc. They desire to make changes to the house instead of making the acutal repairs as agreed. I asked them if they would be willing to agree to cancel the lease. They demand payment in full for their work and services or they will rip all there stuff out. They received a $400 a month discount on rent in exchange for there service so I feel Im getting ripped off. My question is, can I legally evict them for threatening to vandalize the building? I know I may be able to evict for breaking stipulations. Let me know ur thoughts. Hello.  Im a landlord of a single family residence in...

Maybe she’s just too strict or she needed money so bad. My take on this, this can be resolved by a good long talk with your landlord. If theres a specific time and date that you agreed upon as a due date stated in you lease, then its not worth arguing.
