I am a landlord of property in Reno NV and I I live out of state. My tenants have not paid rent for the month of June. They have ignored all attempts to contact them via phone and text messaging. I have been informed by one of the neighbors at the house that it appears that they may have moved during the night. I do not know where they have gone, so I can not send them, or have deliveried any sort of formal documentation stating my intention to evict or demanding payment.

So what can I do now? Since they appear to have left on their own, do I have to file an eviction notice and whom do I file with?  Can I have the locks changed siince they are not there?  Help

Since you have a binding lease contract with your tenants it’s imperative that a notice was created and was sent at least to them (regardless received or not) In that way you got yourself a proof and by then you can seek assistance with a legal personnel on going about filing an eviction documents at court.

If rent is currently late you must post a “3 day Pay Rent or Quit” notice and post it on the door YOURSELF.

After 3 business days (not including weekends, holidays) after the note was posted, file for an unlawful detainer.

Do not change the locks on the door until after your unlawful detainer is granted or you will have created a unlawful eviction. You dont really know if they moved, abandoned the property or died do you?.

I completely understand this problem, as I’m currently facing it myself. I had a roommate that seems to have skipped out on me while I was out of town, and they decided to trash the house before they left. I see from the date of your post, that it has been about 1 year from the time that you were facing this situation. What did you do & were you able to get it resolved? I’d appreciate any insight. I have not been screening roommates, but I can assure you that I will be from now on. I’ve been reviewing some of the available online screening companies, which is how I stumbled upon this site.
