I’m a current renter who is on a lease agreement for 12 months. My situation is regarding our utilities. We moved into our townhome on a lease agreement for 12 months @ $1345 per month. To our knowledge our utilities were paid by us in our $1345 rental amount. We signed our lease agreement and moved in June’08. We paid our deposit, pro-rated month, and got a month free. So in August we paid our $1345, and for September we have paid. Now we recently received a notice that we missed September’s $84 water, sewer, garbage bill. Which I thought was unusual because we did not receive a notice like this for August. I re-read our lease agreement which states, “Tenant will pay $84 for water, sewer, garbage.” Which is what we have done, our garbage picked up and water/sewer still working. So I called to the office to find out what the notice was about. The manager states that we did not pay the $84 charge, I then explain that our rent is $1345 and that our agreement does not state that the water,sewer, garbage was an additional $84. Our rent would then be $1429, which is more than we set up for. I then asked the manager why didn’t we receive the same notice for last month and her explanation was that maybe billing made a mistake and didn’t get it out, and since there was a mistake that she will waive that month but we still have to pay for September. My question: is this right for the Landlord to charge and additional utility fee, even though a renters rent is signed as a set amount and on the agreement it does show the water, sewer, garbage charge but is that included with the rent? |

I damaged a linoleum floor when moving a piece of furniture. The suare foot area of the floor is aprroximately 100 square feet. The landlord said his homeowner’s insurance does not cover this and handed me an estimate of $1,600 for a new floor. My questions are – 1. Shouldn’t this be covered under the homeowner’s policy and if it is, is he required to go through his homeowner’s insurance on this? If it is not covered under insurance – 2. Is this a fair estimate for the replacement of the floor? |

Upon returning from work one day, there were three young 7-yr old neighbor boys in my yard waiting for me. They had been riding a kids motorized 4-wheeler and ran into my garage door, denting only the lower panel. |

My husband and I recently moved out of an aparment in Colorado Springs and when he returned the keys they never did a walk through with him afterwards. We recieved the bill about two weeks later and it is for 840 minus our 125 dollar deposit. Total it is about 720 that they claim we owe them. The main charge they put down was for replacing the carpet in the whole apartment. The carpet was not, by any means, ruined in the whole aparment. We had professional cleaners come in and clean before we moved out. There was a spot in the bedroom that is about 5 inches in diameter that was chewed due to a puppy we tried for a week and decided not to keep. When I went in to inquire further on the charges, she said they charged us for replacing all the carpet because it was replaced a week before we moved in and they cannot repair or replace carpet in just one room. So, we were charged with replacing all the carpet in the aparment. Is this appropriate? |

Hi: I had leased a studio in Boston for 6 months. At move out time, I had sent the landlord an email with pictures documenting that I had left the apartment clean (the landlord lives out of state and does not employ amanagement company to oversee the apartment). The landlord just sent me an email saying that he would be deducting a “cleaning fee” from my security deposit. My lease did not specify such a fee. And given that I have proof that the apartment was cleaned at the time of move out (which was sent to him). Can the landlord do this?. |

I noticed my floor being damp before I went to bed one night. It was expectedly worse the next morning. I was going to turn it in anyways but the urgency escalated on the matter after seeing how much water had accumulated. I received prompt response but they said being a Friday they had no parts until Monday to fix the problem because they order their parts. There is a Lowe’s down the street and needless to say they have everything needed to fix the problem. I realized the problem was too big to wait that long so i bought the parts myself and repaired it myself. However, there was also a leak in my neighbors apartment that was simultaneously adding to the water accumulation so the problem was not completely fixed. Now 3 days later they finally fix the leak but now I have an ungodly amount of water in my kitchen, bathroom, and living room. My question is what are my rights on this? Does a matter like this account for a breach in contract on their side? I should be able to deduct the cost of parts I purchased from my rent shouldn’t I? What should be done? |

I believe I am a good renter paying on time, quiet and nice person.Since 10 years i dont have any problems with landlords or apt.managements. But where I am living now i have problem with this manager and who is his mom with landlord.First we had problem about parking lot . 12 unit aparments and 12 carport but other tenants keep parking 2 cars included aparmant manager.When i started park 2 cars he called me HEY when he was drunk dont park there your 2 cars.I told him OK send a memo for each aparment like a dont park 2 cars and put apt. numbers on each carport he didnt.He is still keep parking his 2 cars because he said he made a deal with apt 5! In aparment we have a oven and refrigerator older than 10 years i guess.every 2 weeks we need to melt and clean freezer.I told them couple times to change it nobody pay attention.Later they called mechanic he showed up and he said oven is in dangerous condition and fridge is too old these are against apartment law. They changed oven . Still waiting fridge. I asked couple times what is the status of fridge manager said ask my mom i dont know she ordered i dont no what happened. If something happen in aparments he doesnt know nothing we need talk with his mom but he knows how to collect to rent! Anyway we arguied couple times now they told me its gonna be here soon.Also they told me I am gave them trouble 2 times next time they are not going to be tolerate.also my apt.managers mom said if i want she can find for me another apartment what the heck? |

My boyfriend and I rented from a landlord for about a year and a half. We moved out on June 27th and left the country for two months. Prior to leaving, we contacting him about switching the gas over to his name. The gas meter is in the basement of the property and they were not able to get in before we were leaving. The landlord said that would be no problem. We had been on good terms with him for our entire time there. When we came home and set up the gas for our new place, the gas company told me that the other account was still active. We had two bills for gas for two months AFTER we moved out. We conatced the landlord through email and phone calls, all which were ignored. We called the gas company again and they contacted the landlord. The landlord told them that the new tenants would be putting the gas into their name. But we have no idea if or when they would actually do that. If you could have someone else pay your gas bill, wouldn’t you? More emails and phone calls to the landlord telling him that we would be more than happy to do whatever we need to do to get this situation resolved and still no response. If the landlord continues to ignore us, and the new tenants don’t switch the gas into their name, we are stuck paying for the gas in a place that we do not live forever. I just don’t understand why he insists on screwing us over like this when we were fantastic tenants and had a friendly relationship. Suggestions? |

Hello, I want to rent an apartment. The landlord is asking for $1500 to move in. Is there any companies or loan companies that in Chicago,Il that would help with security deposit assistance? pls tell there’s some type of help. I do work but with the monthly bills, I can’t afford to move. |
